You might have heard that they're going to prop up the housing market, or that they're vital to economic recovery. You might even have wondered if you might be eligible for one. But what are they, what are they designed to do, and who are they really for?

The first point here is what they aren't for. They aren't going to prop up any property speculation. They are designed to keep homeowners in their homes if changes in the economic climate have made it impossible to keep up repayments. To meet those requirements, if you want to make a loan modification, the property that the mortgage is on needs to be your primary residence.

The scheme is for those suffering financial hardship, and if you want to take advantage of it, then you need to be able to demonstrate that you are suffering such hardship. Don't be tempted to miss them deliberately though, because defaulting on purpose to get onto the scheme is a sure-fire way of not doing so.
