International investors are starting to realize the enormous potential inherent in Florida tax deed sales. Florida is ideally situated both economically, and especially geographically, to return good to great profits for investors who purchased tax deeds from Florida counties.

With the glut of foreclosures going through the courts, an ever-increasing percentage of them will also bear the dubious distinction of being auctioned at a local County tax sale.

How so? Because of the backlog the Florida court system is screaming for more judges to be appointed to the benches of the local county courts. They and the courts cannot keep up with the overload!

This means that more and more high value properties will get caught in the county foreclosure net.

Most owner/borrowers who default on their home loans also default on the property taxes, and usually way in advance of their home loan default, causing the County to initiate a tax lien sale, and pushing the property further into the two-year redemption period, before the final tax deed sale.


In effect, what we have is two foreclosure nets, in time, aiming for an auction. The bank foreclosure net, and the county foreclosure net, and it is "first in - best dressed" .

Banks realize that they are poised to lose a lot of properties to County tax deed sales if they cannot get them pushed through the courts in a timely manner.

Once the property taxes are in default the County places a lien against it. The County lien is now the first lien. If the property is sold at a tax deed sale the first lien gets paid and all of the following liens are wiped out, according to Florida law.

The new owner of the deed gets it free and clear!
