Commercial mortgages are provided to businesses to expand a business or to buy new property. Such a loan may be provided to an existing business or to a business that is planning to start afresh. The concept of commercial mortgages is similar to traditional mortgages in which a borrower borrows money to buy property.

Businesses may need new property as part of their business expansion plans or as part of starting a new venture. In any case, the need for property is part of the expansion plans of a business that may feel restricted on a rented property. Therefore, commercial mortgages provide a means for companies to acquire land that may be used to establish and expand the business. Commercial mortgages can also be taken by companies to increase the assets that it holds. Therefore, a company that is planning to increase its overall value may opt for a commercial mortgage and buy a property that is expected to enhance its value over the years.

To qualify for a commercial mortgage, a customer will have to prove that there is an existing business that needs a loan. On its part, the bank will inspect the site and ensure that the business will start as soon as the loan is provided or within a reasonable time after the loan is provided. Riskier mortgages will be provided in instalments so that banks can track the development of the business and its activities. Since banks incur some amount of risk while financing businesses, the interest rates charged on such mortgages will also be high. Most banks will demand collateral for providing the loan. This is additional risk to the business owner because he or she stands to lose the business assets if payments are defaulted.
